The proposed building is set out to line through with the building line of neighbouring dwellings on Snakes Lane approximately 5.5 m from the pavement line. It occupies the full width of the site at its front elevation (the site increases in width towards the back elevation) and there is a front courtyard, rear garden and bin store area. The rectangular brick box is punctured with projecting balconies to the Snakes Lane and the main entrance to all the flats is off the pavement on Finchingfield Avenue.

There are three two bedroom flats within the new development. Each of the two bedroom flats is reached by the communal staircase with an entrance on each landing. The front door to each flat leads into a entrance hall with access from there into the open plan kitchen, dining and living space. The kitchen is located within the centre of the unit with dining and living spaces located next to the external wall with views out to Ray Park.

The entrance hall leads onto bedroom 1 and bedroom 2, bedroom 2 has an on-suite.
